My name is Brian, founder of Property Works. I help investors, landlords and homeowners look after property properly, improving appearance, function, and long-term value. This business is based around my experience in property repair, maintenance and management, which began in London in 1989 during a major market collapse. I started with a leading property management company, initially carrying out maintenance and repair work before taking on rent collection, tenant liaison, customer service, viewings, and day-to-day property management.

After returning to Northern Ireland, I became involved in developing and managing accommodation during a period of ongoing conflict. What began with establishing a small backpackers hostel with some friends grew into managing multiple short- and long-stay properties across the city, including accommodation delivered in partnership with public bodies supporting housing, health, and probation services.

My work later expanded into residential property improvement and management, taking responsibility for poorly managed apartment buildings and incomplete developments. This involved organising repair and refurbishment programmes, coordinating specialist subcontractors, dealing directly with tenants, and bringing neglected or unfinished buildings back into reliable use.

I was subsequently trusted to act as a local operator for external owners with large residential portfolios across Northern Ireland. Many of these properties required full refurbishment — including plumbing, electrics, internal finishes, furnishings, and decoration followed by sale or re-letting and ongoing management.

Throughout my career, my work has remained hands-on and grounded in the realities of buildings, people, and cashflow rather than speculation. Today, I focus on small, well-defined property improvement and management projects, working directly with trusted subcontractors where practical involvement helps move properties from problem state to stable occupation.
